Living in Punta Pacifica: Oceanfront Condos & Neighborhood Guide
San Francisco district, Panama City: a bayfront peninsula between Punta Paitilla (west), Vía Israel and Multiplaza (north) and the Corredor Sur and Boca La Caja (east).
What is it like to live in Punta Pacífica?
Punta Pacifica is a peninsula of reclaimed land in the San Francisco district of Panama City, between Punta Paitilla and the Corredor Sur exit. It grew out of the Corredor Sur concession (the landfill dates from 1999) and was built almost entirely between 2004 and 2021: today it has about 21 completed residential towers with roughly 2,500 apartments, plus the JW Marriott hotel-condo (formerly the Trump Ocean Club).
It is the city's most vertical neighborhood: oceanfront towers with staffed lobbies, pools, spas and gyms, Multiplaza Pacific mall at the entrance and the Pacífica Salud hospital, affiliated with Johns Hopkins Medicine International, inside the neighborhood. That is why executives, expats and retirees choose it, and many owners keep a second home here.
Buying here is more accessible than the skyline suggests: per the public registry, a typical resale closes near $390,000 (about $1,838/m²) and there are mid-range towers. The trade-offs: almost no public green space, car-oriented streets and high HOA fees in amenity-heavy towers.
Pros
- Oceanfront towers with bay views and resort-style amenities.
- A private hospital affiliated with Johns Hopkins Medicine International inside the neighborhood, plus The Panama Clinic next door.
- Multiplaza Pacific, supermarkets and restaurants a short walk away.
- Direct Corredor Sur access: airport ~20 minutes, banking district ~10.
- Plenty of furnished apartments for people relocating for work.
Things to know
- Very little public green space: the greenery is inside the towers.
- Car-oriented streets and traffic at the Vía Israel / Multiplaza entrance.
- High HOA fees in amenity-heavy towers.
- Deep for-sale inventory in some towers: negotiate with closing data, not asking prices.
