What is it like to live in La Villa de Los Santos?

La Villa de Los Santos is the seat of the Los Santos district, in Los Santos province (Azuero peninsula), on the La Villa river just south of Chitré. Founded in 1569, it is where Panama's First Cry of Independence was proclaimed on 10 November 1821: its colonial center, with San Atanasio church and the Museum of Nationality, is a historic monument.

It is an area of houses, not towers: a historic quarter around Parque Simón Bolívar and newer developments such as Corpus Christi, Altos de la Feria, Residencial Turquesa and Country Village. In November 2026, 2-bedroom houses were listed at $69,500–$79,950 and 3-bedroom houses from $89,150; furnished 2-bedroom rentals ran $450–$650.

What to know before moving: since May 2025 Azuero has had a drinking-water crisis (pollution of the La Villa river) and tap water is not recommended for drinking, and the 9 October 2026 earthquake hit the region. In exchange, life is quiet, affordable and 5 minutes from Chitré's services.

Pros

  • Houses with their own lot at prices far below the capital (2 bedrooms from ~$69,500 in November 2026 listings).
  • Walkable historic center with a square, colonial church and museum, plus traditional festivals (10 November, Corpus Christi, Feria de Azuero).
  • 5 minutes from Chitré: supermarkets, banks, hospitals, universities and the airport.
  • CSS polyclinic and MINSA regional hospital less than 3 km away.

Things to know

  • Azuero water crisis: since May 2025 tap water is not recommended for drinking (the restriction was still in place in October 2026); you need bottled water or a filter and a reserve tank.
  • The 9 October 2026 earthquake affected the region: get the house inspected before signing.
  • Few listings published and almost no apartments: this guide's prices come from a handful of cases.
  • Far from the capital (~4 hours by bus) and limited public transport: in practice you need a car.
