What is it like to live in Costa del Este?

Costa del Este is a master-planned development of about 310 hectares east of downtown Panama City, in the Juan Díaz district, between the Corredor Sur highway and Panama Bay. Launched in 1995, it was built with underground utilities, its own wastewater plant and gated residential communities.

It mixes oceanfront condo towers (Ocean Two, Pearl at the Sea, Vitri, The Regent), gated communities of houses (Costa Azul, Costa Bay, Costa Bella, Costa Serena, Royal Pacific) and a multinational office district, with Town Center, Atrio Mall and Ocean Mall close by. It has a nearly 4 km boardwalk and Parque Felipe Motta.

It is a favorite with expats and executives thanks to its international schools, a private hospital with a 24-hour ER and quick access to Tocumen airport (~12 km via the Corredor Sur). The trade-off: prices are among the highest in the city, and rush-hour traffic bunches up at the Corredor Sur exits.

Pros

  • Master-planned: wide sidewalks, underground utilities and access-controlled communities.
  • International schools (IB, British) and a private hospital with a 24-hour ER.
  • Nearly 4 km boardwalk, Parque Felipe Motta and a dog park.
  • About 12 km from Tocumen airport via the Corredor Sur.
  • Plenty of furnished options, ideal for people relocating for work.

Things to know

  • Rents and sale prices among the highest in the city.
  • No Metro station (nearest ~3 km); car- and toll-road dependent.
  • Rush-hour traffic at the Corredor Sur exits.
  • High HOA fees in amenity-heavy towers.
