Living in Altos de Panamá: Houses, Apartments & Neighborhood Guide
North Panama City, on the hills behind Condado del Rey, between Tumba Muerto, the Corredor Norte and Vía Centenario; Ancón and Amelia Denis de Icaza.
What is it like to live in Altos de Panamá?
Altos de Panamá is a residential area on the hills behind Condado del Rey in north Panama City, between Vía Ricardo J. Alfaro (Tumba Muerto), the Corredor Norte and Vía Centenario. It is made up mostly of gated communities of houses (Fuente del Fresno, Bosques de las Cibeles, Altos del Country, Horizontes, Bariloche, Villas de Vizcaya) plus a few condo complexes such as 4 Horizontes and Country Heights.
Thanks to its elevation (developers cite 80 to more than 100 meters above sea level) it has city views and feels cooler and quieter than the rest of the sector. It suits families looking for a house with a gatehouse and shared amenities, close to Altaplaza, Centennial and Universidad Latina.
A practical detail: it is split between Ancón (District of Panama) and Amelia Denis de Icaza (San Miguelito); property portals almost always file it under San Miguelito. It is sometimes advertised as "Condado del Rey", but here Condado del Rey is a neighboring area with its own guide.
Pros
- Gated communities with gatehouse and amenities (pool, courts, party room).
- Higher and cooler, with city views.
- Close to Altaplaza, Centennial and Universidad Latina.
- Quick access to the Corredor Norte and Vía Centenario.
- More houses than towers: lower density than Condado del Rey.
Things to know
- Almost no public transport inside the area: you need a car.
- No nearby Metro station (the closest is ~2 km away).
- Few apartments for rent: supply is mostly houses.
- Exits go through Condado del Rey and its roundabouts, with rush-hour traffic.
