What is it like to live in Panamá Pacífico?

Panamá Pacífico is the former U.S. Howard Air Force Base, across the Canal, in the Veracruz corregimiento (Arraiján district, Panamá Oeste). Since 2004 it has been a Special Economic Area (Law 41) with its own agency and a 1,400-hectare master plan: more than 300 companies, its own airport, international schools and planned residential neighborhoods among forest and trails.

People live in residential communities: houses in Woodlands, River Valley, Nativa, Bosques del Pacífico, Explora or Imaterra, and apartments in the Town Center (Mosaic, Soleo, Cëntriqo) and Parterre. In November 2026 a 2-bedroom apartment rented for about $1,250–1,400 a month and sold for $195,000–255,000; a 3-bedroom house, $1,700–3,200 to rent or $310,000–500,000 to buy.

Before moving: every trip to the city crosses the Bridge of the Americas or the Centennial Bridge, with heavy rush-hour traffic; Metro Line 3 will not open before late 2028; there is no hospital inside the area; and Arraiján has water problems. In exchange: order, green space, above-average security and schools minutes from home.

Pros

  • Planned community with forest, greenways and over 25 km of trails.
  • Five private schools inside the area (French, English and trilingual).
  • Riba Smith, a pharmacy, a bank, a gym with an Olympic pool and restaurants in the Town Center.
  • More space for the money than in the city: 3-bedroom houses with gardens in communities with pools and social areas.
  • Its own airport and, from late 2028, a Metro Line 3 station.

Things to know

  • You depend on the car and the bridge: rush-hour traffic into the city is heavy and Line 3 does not open before late 2028.
  • No hospital: the closest 24 h public ER is the CSS polyclinic in Arraiján; high-complexity hospitals are in the city.
  • Arraiján has a water deficit and scheduled outages; ask about the reserve tank.
  • Streets are open to the public (it is not one big gated complex) and nightlife is in the city.
